If you haven’t heard already, Trish Matthews a REALTOR® with CENTURY 21 Realty Partners has won the 2015 Texas Realtor Hero Award given by the Texas Association of Realtors. The award is given annually in Austin to a single Texas REALTOR® for “outstanding achievement in advancing and promoting homeownership in Texas. ” We are naturally very proud of Trish and her amazing accomplishment. Trish has first hung her license with CENTURY 21 Realty Partners in 2012 and has been with us ever since. In that time she has proven her commitment to her clients time and time again. She is rated a full five star agent on both her Century21.com agent profile and her HAR.com agent profile based on completed client surveys. She has been a proud affiliate of the Homes for Heroes® program which “rebates, and discounts for firefighters, emergency medical professionals, military and veterans, law enforcement, teachers and healthcare workers when buying, selling, renting, or refinancing a home.” When we spoke to Trish about receiving this award, she said:

Houston Area Home Prices Continue to Rise

Sales numbers from the Houston Association of Realtors (HAR) are out for August 2015. Check out the press release. A few highlights, the median sales price (the figure where half of homes sold for more, half sold for less) rose 4.9% year over year to $215,100. The average sale price rose nearly 3% to $282,233.  This means prices are still strong for the Houston area. The number of property sales has seems to have finally stabilized, with the total property sales and total single-family home sales basically the same as August 2014. Months of inventory have increased year over year by half a month to 3.5 months. This is still well under the national average of 4.8 months of inventory. In case you haven’t heard, Century 21 has swept all categories of J.D. Power’s 2015 Home Buyer/Seller Satisfaction Study. For the second year in a row, CENTURY 21 was ranked highest across the four segments in this study: first-time home buyer, repeat home buyer, first-time home seller and repeat home seller. The CENTURY 21 brand is the only real estate firm in the history of the J.D. What a great event at CENTURY 21 Realty Partners.  The 2015 Awards Gala was held at April Sound Country Club on April 24th.  It was a cocktail event to acknowledge the award winning efforts of our offices in 2014. The chef prepared a wonderful meal and we all enjoyed mingling with our guests and fellow agents.  The main highlight of the evening was the number of Quality Service awards that the management team presented to the agents. Congratulations to all of our winners and thank you for introducing us to all of your guests.  We are looking forward to a stupendous 2015 and hope that you are all winners again next year!

It’s common knowledge that everyone wants to buy their own little piece of Texas right now, particularly international homebuyers. Just take a look at the 2014 Texas International Homebuyers Report released this month by the Texas Association of REALTORS®. Take a looks at some of the highlights below. We have already seen international buyers making significant impacts throughout the Houston Area housing market, this trend is very likely continue into the future.

Texas constituted 12% ($11.06 billion) of international home sales in the United States between March 2013 to March 2014. This is a 3% increase from the previous period and the highest level in the past five years.
Texas ranked third in the U.S. for total number of international home sales by state, after Florida and California.
More than half of all international home buyers in Texas originate from Latin America or the Caribbean.
By a significant margin, the majority of U.S. home purchases by Mexican buyers are in Texas, with 65% of purchases occurring in the Lone Star State.

2013 Record Year for Houston Area Home Sales

It is no secret that Houston’s economy just keeps pumping, throughout the region both transplants and locals are discovering that buying a home makes sense. Understandably, housing supply has been extremely tight throughout the year. All this growth has driven single-family home sales in the Houston area to the lowest recorded inventory levels. Ever. According to the latest Houston Association of Realtors monthly report, single-family home sales hit a record 73,232 closings in 2013, up an astounding 17.4% over 2012 (itself a very active year). Here’s a look at some statistical highlights from 2013:

  • The Houston Area recorded 86,000 new jobs created, plenty of those new workers seem to have bought houses.
  • The Houston Area median home price was $180,000 in 2013, up 9.4% over the previous year.
  • The Houston Area average home price was a record-setting $265,017, up 10.3% from the previous average of $240,326 a year ago.
  • Single-family home inventory hit a record low of 2.6 months, meaning that’s how long it would take for the Houston Area to sell every home listed given the current rate of sales. That’s less than the 3.7 months from 2012 and 5.8 months from 2011. A more “balanced” or “typical” market would usually hover around 6 months. This is absolutely a seller’s market.
  • Total volume of home sales jumped 30.2% to $20.89 billion dollars.

“Clear to Close!”  Those words are great news for buyers (and their agents)!  Clear to Close (CTC) means all conditions of your loan have been met and the loan underwriter has given his blessing to release instructions to the title company for the closing.  If you’re buying a home and you’re purchasing the home through financing, this is your goal: clear to close.    Sometimes, these three words come in advance and everyone just coasts through the process.  More typical though, you may be waiting for the CTC until the 11th hour.  This can be a high stress time for you as a buyer.

To help streamline the path to your CTC, follow these 5 easy steps.

  1. Choose a lender who is a good communicator.  How fast does your potential lender respond to your questions?  Do you understand the answers that they provide?

  2. Ask your lender to provide a step-by-step accounting of the loan approval process in addition to the required disclosures and good faith estimates.   (If they cannot provide a list, be wary!)

  3. Provide your lender all documents he or she requests as quickly as possible.   Any time spent waiting on you will slow down the approval process.  Don’t open any new accounts, close any existing accounts, or make any large purchases without consulting with your lender first.

  4. Make a quick electronic copy of your documents before you send them to the lender.  A paper copy is ok:  a scanned copy is better.  There […]
