Eataly is an Italian marketplace that combines authentic restaurants, quick-service food counters, a premium grocery store, and a culinary cooking school all under one roof. Operating under the philosophy of “Eat, Shop, and Learn“, the entirely self-contained venue allows visitors to eat fresh house-made pasta and wood-fired pizza, shop for thousands of imported Italian ingredients, cheeses, and wines, and learn artisanal cooking techniques from expert in-house chefs.

The project is planned for approximately 20,050 square feet and is expected to include a combination of restaurants, cafés, bars, specialty food counters and marketplace experiences inspired by Italy’s regional culinary traditions. A Texas project filing lists a September 30, 2026 completion date for the interior project, so Houston diners could potentially see the destination open later this fall, although an official grand opening date should be considered subject to change.

For Houston food lovers, Eataly will bring an entirely new type of destination, blending dining, shopping and Italian culinary experiences all under one roof.

Greenside Brings a New Gathering Place to Memorial

Memorial City is getting a new community-focused destination with Greenside, an adaptive reuse project transforming former industrial buildings into a walkable retail, dining and wellness hub. The development includes approximately 35,000 square feet of restaurant, retail and service space surrounding an acre of green space and patios. Plans also include pedestrian pathways, outdoor seating and areas designed for gathering and play.

Several tenants have already been announced, and the latest information from the development points to openings continuing into early 2027. Greenside is being designed as more than a collection of storefronts. The goal is to create a place where people can meet for coffee, dine outdoors, visit local businesses and spend time together in an inviting green space.

Central Park Post Oak Is Expanding Uptown’s Lifestyle Scene

Uptown Houston is also preparing for a major transformation at Central Park Post Oak, formerly known as Post Oak Central. The 17-acre campus is being reimagined as a walkable mixed-use destination with more than 150,000 square feet of retail, restaurant and lifestyle space. The redevelopment includes new buildings along Post Oak Boulevard, upgraded streetscapes and a central green space designed to serve as a gathering place.

The first phase is scheduled to begin delivering in fall 2026, with dining concepts continuing to open over time. Confirmed or announced restaurant concepts include Buck & Rider, The Henry and Sparrow Italia. A second phase is also planned, with additional retail and dining space and concepts including Élephante and Bar Bambino.

For residents, office workers and visitors, the redevelopment could make this section of Post Oak Boulevard an even more walkable destination for dining and socializing.

Texas Heritage Marketplace

A major new retail destination is taking shape with Texas Heritage Marketplace, a planned 750,000-plus-square-foot development that is expected to bring a significant mix of shopping, dining and entertainment to the area.

Several major anchors are already moving toward opening. Lowe’s home improvement store is complete and preparing for a September 2026 opening, while the 148,000-square-foot Target is slated to open around October. Whataburger and Sam’s Club are also working toward openings before the end of 2026. Additional restaurants and inline retail, including Escalante’s and Tony C’s Beer Garden, are currently tracking for delivery in the first quarter of 2027.

With these major anchors arriving first and additional retail and dining following, Texas Heritage Marketplace is positioned to become one of the area’s significant new shopping and entertainment destinations.

The new Terminal B North facilities are expected to add 22 gates, modernize check-in and baggage operations and include a United Club that Houston Airports has described as the largest in United’s system. The broader transformation also includes improvements to Terminal B South and other passenger facilities.

For Houston, the project represents much more than a terminal renovation. As one of the country’s largest airport infrastructure projects, it is designed to support continued passenger growth and strengthen Houston’s role as a major global gateway.

Tony Marron Park Is Undergoing a Major Transformation

Tony Marron Park in Houston’s East End is currently undergoing redevelopment, with the park closed while work is underway. The project is part of a broader effort to improve recreational and community amenities in the area. Houston Parks and Recreation currently lists the park as closed through early 2027, making its reopening an important milestone to watch.

Tony Marron Park is expanding from 19 acres to 40 acres with a blend of natural landscapes and open civic spaces. Planned improvements include a two-acre nature-based play area, upgraded soccer fields, new gathering spaces, public art, and enhanced connectivity through Marron Park Way and the Kinder Bridge, which will create a pedestrian connection across the bayou to Japhet Creek Park. A new maintenance facility and updated amenities will further support the park’s long-term operations and recreation opportunities.

Because details and construction schedules for public projects can evolve, the final timing and scope of future openings should be confirmed as the project progresses.

A Growing List of New Communities

Grange and the Future Ricestead District in Katy

The Grange community in the Katy area is planned as a 1,130-acre master-planned development with approximately 2,400 homes at full build-out. Developed by Johnson Development Corporation, the neighborhood is being rolled out across four distinct construction phases. A future focal point will be Ricestead, a 20-acre amenity and commercial district designed to serve as a central gathering place for the community. Plans include a village green, clubhouse, fitness center, pools, pickleball courts, playgrounds, trails and future retail. Construction is underway, with the district anticipated to open in 2027.

Education is another important part of Grange’s long-term plans. Katy ISD has acquired land within the community for a future elementary school and junior high school. Current plans call for the junior high to open in 2028 and the elementary school in 2029, giving future residents the potential convenience of having schools located within the community.

Midline in the Clear Lake and Webster Area

The Webster and Clear Lake area is another region to watch as new residential development continues between Houston and Galveston. Developed by Brookfield Residential, Midline is a new 1,000-acre master-planned community right on the border of Webster and League City. Active homebuilders currently selling on-site include Highland Homes, Perry Homes, and Toll Brothers.
